O&E Report (Current Owner)

​The most simple title search option to report ownership and encumbrances of current owner, often used as a preliminary search for real estate investors.
Included is:

Title search to first Full Value Deed.

Neatly typed, easy to read property report.

Property appraiser and tax collector info.

Full copies of all deeds, open mortgages, liens, judgments, foreclosure documents, and any other document found recorded during scope of search.

24-month chain, unless chain leads to a developer within 24-months.

20 year judgments/liens search of Official Records for all in title.
2 Owner (Foreclosure Search)

​A more in depth title search to ensure there are no outstanding encumbrances on current, as well as prior owners, often used as a pre-foreclosure option for attorneys.
Included is same as O&E (Current Owner) property report, plus:

Title search to second Full Value Deed.

Name of HOA or Condo Association, if requested.

Plat map, if platted land.
Full Search (30 Year Search)
$75
The most extensive and comprehensive title search to first Full Value Deed beyond 30 years, or to a developer, satisfying the Marketable Record Title Act of Florida. This option is often used for lenders and other parties of a real estate conveyance.
Included is same as 2 Owner (Foreclosure Search) property report, plus:

Search to first Full Value Deed beyond 30 years.

First update free within 30 days of initial search.
Update Search (Bringdown)
$20
An update of a prior title search's property report from the last effective date forward, in the public records. This will include updated tax information, newly recorded documents, and changes to foreclosure docket.
Document Retrieval
Varies
Some recorded documents are confidential or too old to be viewed by the public, including divorce judgments, probate, death certificates, old deeds, etc. Providing us with a book/page or instrument reference will allow us to pull the copy for $20. For an additional fee, we can also perform research to locate the document if this information is unavailable.
